The Trustees secured funding to commission a survey of the condition of the building. This was undertaken by ZX Architecture on 6th December 2019.
The initial report makes disturbing reading. Chronic water ingress is the primary issue. The roof has many areas of missing components - slates, leadworks, rooflights, gutters etc. Consequently the roof is open in numerous places, with the result that, for a number of years, huge volumes of water have been allowed to enter the building. There is significant timber decay to visible roof structures, though the exposed trusses to the gym are deemed to be potentially saveable. In addition, the building is subject to avian infestation. The build-up of guano is extensive - further contributing to the decline in condition of the timber components.

The interior of the building is also in very poor condition.
The report concludes that given the extent of the problems at roof level, the building is now beyond where a 'mothballing' enabling contract can be realistically considered. Mothballing would seek temporarily to make the building wind and watertight but the' the extent of problems at roof level, amongst other considerations, mean that this is not a practical consideration.
